Going to wait on getting a better GPU for now.

This is my current mobo:
https://www.newegg.com/Product/Product.aspx?Item=N82E16813128712

I'm not looking to update that anytime soon unless I have to.

This is my current CPU:

Some games and apps are starting to struggle, especially those that are more on the CPU side (oftentimes these are emulators)

You just need to buy an i7 if you want to keep your motherboard...I am also looking to upgrade to an i7...
i3 6100, GIGABYTE Radeon Rx 480 8GB WINDFORCE, 2x4 GB RAM 2133 Mhz, EVGA 600w White PSU, Toshiba 500 GB HD, Riotoro CR 480, GIGABYTE Intel H110

Any of these i7 will work

But the price for those older i7 tend to be high and it's hard to motivate the cost.

AFAIK, emulators still don't utilize more than four cores.

No matter what you put on that chipset you're not going to get any meaningful gains. Best CPU on that is probably the 5775C and only if you can get it for under $200 (very unlikely).

Well you should be fine with just upgrading the CPU. Get an i7.
