It's just an Official Opening Glimpse of Final Fantasy VII Remake.

Hoping they release the Official Demo of Final Fantasy VII Remake before the month of April.

I disagree entirely. The following image shows that it can't be based from the slums, because the angle simply doesn't correspond. As you can see when Sector 7 has fallen, the reactors are probably twice as tall from what can be seen on the upper plate (where I've circled in blue). And yet the girl in the trailer clearly only sees the top half of the Reactor, as per where I've placed the blue arrows (and imagining Sector 5 collapsed rather than Sector 7).

It's gotta be the upper plate in Sector 5. (Now it could very well be from a period in history where even the upper plates had not become economically prosperous yet).
It just looked like there were no plates even made yet with the tracking shot of the bird flying over the city. I only watched on my phone though have to watch on tv to get a better view, but it looked like it was the begining of the city (not necessarily the slums themselves, but the city pre-plates being built. Shinra HQ doesn't look like it had been built yet either, overall just makes more sense thematically for them to be showing Midgar pre-reactors and stark class separation with the plates being built on top of the old city, than to just have had the plates already there and been fine to begin with.

i appreciate the downgrade of her impossible beauty but the added tan to her face makes her look like she's dirty (maybe that is the point since midgar is a dirty place) but her skin makes her look like she's aging badly.

Ooo hadn't noticed. Glad they toned it down on the freckles.

Pretty sure this is Shinra HQ in the mist in the distance as the bird is flying:

I mean yeah it could definitely be vignettes of Midgar's evolution through time, but I'm pretty sure the last scene is in the recent past and on top of the plate in Sector 5 for the reasons I gave. I even think it's meant to be twilight hours before the opening of the game.

The opening shot reminds me so much of the start of FFXIIIs title screen movie.
I thought the exact same thing!

I think it's just preference? She doesn't look any less beautiful and in fact to me she looks even more flawless. For one it doesn't look like a dirt but just added a bit on saturation to her skin, which hides the skin discoloration and eye lines she had in the previous version, therefore making her look more youthful. Well at least to me...

NOTE: Looking back on the two pictures, it literally just look like the lighting is removed...

Why do all the kids look like they are dressed like they are in the 1930's?

Because it was always a mix of 30s and future. Never noticed the architecture and cars in the original game?

Hmm yeah rewatching it on my comp now. I think it could be. It's not really story relevant either way until it get's to Aerith looking up and the train rolling in. So guess it being vague is fine. It definitely doesn't look like it's the same time and I think the flying over showing Midgar how it used to be opposed to once the reactor's are turned on is indicitive and implying to that. Also by Aerith's part Midgar looks way more crowded than it did with the first bird flyby. Though again the bird flyby could be just the outskirts being more sparse and the central city being condensed. Also would be pretty interesting if the reactors only turn on at night so in game during daylight the reactor's won't give off that tower of green, but at night they all boom on (besides the ones we destroy heh).
